This Rental Agreement ("Agreement") is made between the renter ("Renter") and the owner/manager of the Second Breakfast Cafe ("Owner/Manager") for the rental of the designated Second Breakfast Cafe ("Space") located at 34 Great Plains Road, Emerald Park, SK. The terms and conditions outlined in this Agreement govern the use of the Space. Both parties agree to the following terms:
Rental Terms:
a. The rental cost for the Space is $40 per hour or $100 for a 3-hour block. Additional time beyond the agreed upon rental period will be charged at the hourly rate.
b. The Renter shall provide payment for the total rental fee in advance or as agreed upon by both parties.
c. Access to the Space will be granted to the Renter at the agreed upon start time and must be vacated by the agreed upon end time.
Damages and Security:
a. The Renter must provide a valid credit card on file to cover any potential damages to the Space during the rental period.
b. The Renter shall be responsible for any damages caused by themselves, their guests, or any third parties during the rental period.
c. In the event of any damages, the Owner/Manager reserves the right to charge the Renter's credit card on file to cover repair or replacement costs.
Cleaning and Maintenance:
a. The Renter shall leave the Space in a clean and orderly condition.
b. It is the Renter's responsibility to remove any decorations, personal belongings, and trash from the Space.
c. Floors should be swept, counters and tables wiped, and garbage and recycling properly disposed of before vacating the Space.
d. Failure to leave the Space in a satisfactory condition may result in additional cleaning fees.
Included Amenities:
a. The rental of the Space includes access to the following amenities: WiFi, bathrooms, and a mini fridge.
b. The Renter is responsible for the proper use and care of these amenities.
Liability:
a. The Renter agrees to assume all liability and responsibility for any injuries, damages, or losses that may occur during the rental period.
b. The Owner/Manager shall not be held liable for any accidents, injuries, or damages incurred by the Renter, their guests, or any third parties while using the Space.
Compliance with Laws and Regulations:
a. The Renter agrees to comply with all applicable laws, regulations, and permits related to the use of the Space.
b. The Renter shall not use the Space for any illegal or prohibited activities.
Termination:
a. Either party may terminate this Agreement by providing written notice to the other party.
b. In the event of termination, any unused portion of the rental fee will be refunded to the Renter, excluding any applicable fees or charges.
Governing Law:
This Agreement shall be governed by and construed in accordance with the laws of Saskatchewan, without regard to its conflict of laws principles.
